conference technology only.
A site visit was held at 81 South Water Street at 3:30 and 113 South Water Street at
3:45 before today’s meeting.
4:00: PH 113 South Water (29B-31) Sean Buckley/Agent. Install a 11.2 KW roof mounted
solar array consisting of (28) Solaria 400W panels on existing dwelling. No battery storage.
4:15: 41 Dock (20D-304) Sam Hurd/Agent. Replace first floor doors with fiberglass door.
4:30: 92 South Summer (29B-21) Casey Decker/Agent. Demolish rear portions of nonhistoric
home. Keep front portion of home intact (renovate) interior. Extend existing dormers on
South side of home to match existing. Extend first level mass for first level bedroom and entry.
4:45: 81 South Water (29B-14) Patrick Ahearn/Agent. Exercise spa to be built behind
existing stone retaining wall, top of elevation. 13.6” with the bluestone coping and bluestone patio.
5:00: 39 School (20D-138) Patrick Ahearn/Agent. 100% demolition of 5’ tall green fence
and hedge between 39 and 37 School. Construct a new 4’ tall privacy fence from the existing
Carriage House to the Main House at 39 School St. A new pool and spa to be installed behind the
main house at 39 School.
5:15: 115 South Water (29B-34) Louis Brooks/Agent. Renovation and adding addition to
an existing 1870’s house, historic front façade to remain. Non-historic 2015 addition to be
removed and replaced with new addition and terrace. New 4’ tall fence to be installed at property
border to replace existing stockade fence. Visible mechanical including propane tanks and
generator to be relocated away from street view.
5:30: 117 North Water (19B-52) Louise Brooks/Agent. Selective demo and replacement of
existing front entry, back terrace and non-conforming side entry. Replace exterior windows, doors
for high efficiency alternatives. Existing roof will be removed and reframed to address structural
and water damage. The new roof will be built to match the existing hip roof lines and widow’s
walk.

HDC meeting. Verifying past HDC requests have been met; 51 North Water. Painted White
Posts at second floor deck. New circular windows to replace the deteriorated windows. Venting at
roof, raise pool equipment above BFE, add screening. 23&24 Kelley (20D-301) Exterior
sconces at Kelly Street façade, venting at roof, solar shade above pergola. Rain chains at the front
entry canopy for rainwater management. Sconce at entry to the commons, facing Kelley St. 55
North Water (20D-298.1) Venting at roof.
